Payment: We require 100% prepayment via bank transfer, Zelle, PayPal (+5% fee), Wise. Sorry, we do not accept cash and credit cards.
Long-term rentals: Monthly payments due by the specified date each month
Cancellation policy: We offer a 50% refund for cancellations made 30+ days before check-in; unfortunately, we cannot provide refunds for cancellations made less than 30 days before arrival
Security deposit: Required upon booking, equal to one month's rent; promptly returned after satisfactory checkout
Check-in: Available after 4:00 PM
Check-out: Please vacate by 11:00 AM
Late checkout: If you need extra time, we charge half the daily rate for up to 6 hours, and the full daily rate beyond that
We maintain maximum guest limits for safety and comfort; exceeding limits unfortunately requires immediate departure without refund
Children under 2 are welcome and don't count toward occupancy limits
Additional sleeping arrangements beyond provided bedding aren't permitted
Properties are provided in current condition
Please report any inventory discrepancies immediately to avoid potential charges
Amenities like pools and hot tubs are available for your enjoyment, though we ask you use them responsibly and at your own risk
We appreciate prompt reporting of any property issues to prevent further damage
Pets are welcome in select units with prior approval and additional fee
We ask pet owners to keep pets leashed outdoors, off furniture/bedding, and clean up after them
Unauthorized pets require immediate departure without refund plus $250 cleaning fee
Pet damages will be charged as incurred
Short-term rentals: Normal usage included; we may charge for excessive consumption
Monthly rentals (28+ days): All utilities (electricity, water, propane, internet) are the guest's responsibility and must be settled before checkout
Quiet hours: 10:00 PM to 8:00 AM daily for everyone's comfort
Smoking: Not permitted inside apartments or most building areas
Weapons, fireworks, destructive behavior, illegal substances: Result in immediate contract termination without refund
Violations that require police involvement incur a $250 fine
All visitors must register at the front desk with valid ID
Guests are responsible for their visitors' behavior and any resulting fines
Littering: Please don't throw items from windows; violations result in up to $250 fine
Parking: Please use only designated spots to avoid $250 fine or towing
All repairs must be performed by our authorized service providers to maintain quality and warranty coverage
Air conditioning maintenance is required every 6 months at guest's expense
We ask that you don't attempt unauthorized repairs, which may void warranties
Please respect all building regulations and community rules
While we're not responsible for building-imposed fines, we ask for your cooperation
Two building rule violations may result in contract termination
We provide a complete inventory for your review upon arrival
Please report any discrepancies within 24 hours
We understand normal wear occurs; charges apply only for damage beyond reasonable use
Please don't remove property items without authorization
During severe weather, we may need to access the property for protection
Your emergency contact may authorize access when you're unavailable
We may enter with proper documentation if the property appears abandoned
Guarantor responsibilities: Joint guarantors share responsibility for all obligations
Deposit forfeiture: During long-term leases, deposits aren't refundable for early contract termination
Guarantors remain responsible for the full contract term
Extensions: Please provide 24-hour notice; subject to availability
Lost keys: Locksmith and replacement costs are the guest's responsibility
Early departure: We're unable to provide refunds for shortened stays
Subletting: Not permitted without written authorization
Property access: We may need access for repairs/inspections with reasonable notice
Personal belongings: We're not responsible for lost items; please use the provided safe
We maintain a zero-tolerance policy for illegal activities, which results in immediate termination and may be reported to authorities. We appreciate your cooperation in maintaining a safe, legal environment for all guests.
